The two requests we handle most

Request a certificate of insurance

Call (813) 723-1994 and ask for the lender liaison team. Have these ready and the request takes minutes to log: the property address, the named insured, the loan number, and the certificate holder exactly as it should appear.

Verify coverage on a property

Same number, same team. Give the property address and the named insured and we will confirm whether the policy is in force and what it carries.

Evidence of insurance, explained

What the documents are, and what they are not.

Certificate of insuranceA snapshot: who is insured, what is covered, the limits, and the certificate holder. It is evidence, not the contract. It cannot change the policy.
Evidence of property insuranceThe ACORD 28-style document lenders use for closings. Carries the property schedule, valuation, deductibles, and the mortgagee and loss payee clauses.
Loss payee / mortgageeThe clauses that put the lender on the check. These are endorsements on the policy itself, which is why they take a request, not a PDF edit.

What lenders typically require

The checklist we see on most closings.

Replacement costProperty coverage written to replacement cost, with coinsurance satisfied. Watch the valuation, not just the limit.
Liability limitsGeneral liability at the loan’s required limits, sometimes with an umbrella layer on larger deals.
Named-storm deductiblesIn coastal Texas and Florida, percentage deductibles are the norm. Lenders typically cap the percentage, so it gets disclosed up front rather than negotiated at the eleventh hour.
FloodRequired when the property sits in a special flood hazard area. Separate policy, separate clock. Do not leave it for the week of closing.
